The Shadwell estate was leased by Mary Bowes of Paul's Waldenbury, Hertfordshire (d. 1781) from the Dean of St. Paul's London. A new lease of the estate, with the exception of land assigned to the London Dock Company in 1803, was granted to the trustees of the will of Mary Bowes on 7 April 1812. The lease was renewable forever.
When the new lease was granted in 1812, the power of the trustees to grant sub-leases was restored, the original power contained in the will of Mary Bowes having ceased when her grandson George Bowes came of age in 1792. Mary Bowes, née Gilbert, of St. Paul's Waldenbury, Hertfordshire, was the widow of George Bowes (1701-1760). Her only child, Mary Eleanor Bowes, married the 9th Earl of Strathmore, who assumed the surname, Bowes. The title, Earl of Strathmore, passed to her eldest son, George, and, on his death, in 1820, to his brother, Thomas.
