Letter from John Peacock, solicitor, of 1 Zetland Road, Middlesborough (Yorkshire) to R. Seymour of 76 Victoria Road, Middlesborough 5 April 1905 - 'I think the sale had better be on the Wednesday instead of Thursday as the latter is the day before Good Friday. I will draw the Bill accordingly'. 'I have been further considering the matter & I don't like the idea of Mr Windross' bidding at the Sale. He is one of the Vendors & there are great objections to the proposed course. The only way I can see is to fix a reserve & if the bidding reached the amount to let the Property go to a stranger bidding a sufficient a sufficient [sic] amount at the Sale. If the Reserve is not reached it might be arranged afterwards hat Mr Windross became a Purchaser by private Contract but all parties interested would have to join in the Conveyance including Mr Ovington. His sanction is the most important of all. Of course in a Sale to a stranger nobody would have to join in the deed but the Trustees. If Mr Windross became the Purchaser by private Contract he should employ an independent Solicitor. I think you had better see him with this letter & in the meantime I won't proceed any further. I can easily get the advertisement ready in a few hours or the Sale can, if necessary, stand over until after Easter. A Trustee purchasing is under any circumstances so delicate a matter that we cannot be too careful'.

Letter from John Peacock, solicitor of Zetland Road, Middlesborough (Yorkshire) to Dickson, Archer & Thorp, solicitors of Alnwick (Northumberland) 13 May 1905 'R. Seymour deceased' 'This sale is advertised for Tuesday next at 7 pm. I have heard from the Auctioneer as to the Reserve. The Beneficiaries have given me instructions in writing for the Sale but at the same time if the Property is disposed of by Auction to an outsider the Trustees will be the proper people to convey. The Reserve having been fixed, as I understand the matter if this sum is reached at the Sale the Property ought to go otherwise the Sale is not a bona fide one & we should not be keeping faith with the Public'.
