ESTATE PAPERS

The records of an estate as large and widespread as that of the Londonderrys would be complex in the most favourable circumstances but in this case the division of the collection between Wynyard and Seaham has added immeasurably to the problems of sorting and cataloguing. To compile an intelligible list it has been necessary to follow certain principles and adhere to an arrangement arising from the nature of the papers themselves and the administrative system producing them.

Firstly, the papers relating to the commercial exploitation of the estates and the day to day running of the business enterprises have been dealt with separately under the Business section. These aspects of the estate were handled by specially appointed agents and managers although their records were often kept together and some overlapping and intermixing was inevitable. The chief agents at Seaham and Wynyard dealt with the purchase, development and maintenance of property and the overall organisation of the estate. The papers which they and their staff produced are listed below. The result of this division is that the purchase of a wayleave will be found in this section but the operation of the railway for which it was obtained will be in the Business section.

All settlements, mortgages and deeds, not being muniments of title, relating to the whole estates are listed at the beginning and are followed by sales, leases and agreements relating to various parts, arranged alphabetically by place name, the colliery and wayleave agreements being listed separately Then follow the general financial records and the miscellaneous groups of papers relating to particular topics etc. These include material on the various schools established for the estate and colliery workmen (D/Lo/E 516-529), the Seaham manorial records (D/Lo/E 573), the 'Seaham Foreshore Papers' (D/Lo/E 576-579) and of particular interest, the Seaham Harbour construction and improvement papers, (D/Lo/E 592-613) which contain letters and reports from such well known engineers as Telford, Rennie and Robert Stephenson. The development of the town, in which the land was held on 99 year leases at £3 3s.0d. rent per 21 foot site, is also represented.

Wynyard Park was run separately from most of the other estate, being the major portion of what was known as the 'Southern Division', Seaham being the administrative centre of the 'Northern Division. All the aspects of its management, household gardens, home farm, tilery and drainage have therefore been dealt with in one section. Finally papers relating to the properties in other counties, notably the London home of the family, Holdernesse House, are listed.

Although there are perhaps no outstanding items in this section the value of such a body of records relating to an estate so large and so well organised is considerable. Even a cursory glance at the catalogue entries themselves in this and the Business section will show how these papers may well serve to amend theories concerning the 19th century aristocracy, such as the extent to which this class were prepared to engage in commerce or to raise credit by capitalist means.
