Draft Lease by (1) to (2) for 40 years from 1 January 1926 of coals under lands at Hamsterley and Byerside as shewn on the several attached plans with powers to make drifts as specified , with reservations of coals above or in the Top Busty seam for part of the demised area specified, by way of surface support and subject to the rights of the LNER in respect of their railway line. Covenants for the payment by the lessees of insurances to cover the amount of permanent damage to 297 a. of the Hamsterley Estate assessed as specified Rent: £800 p.a. plus various tonnage rates for coal, £10 p.a. for fireclay and other payments specified. A maximum of 200 tons of coal p.a. to be supplied free of charge for use at Hamsterley Hall
